Lahontan, LLC to the known and unknown heirs, grantees or successors of Alice E. McDowell, Virginia Sue Gaddy, and Curtis Keller:
YOU ARE HEREBY NOTIFIED that an action to quiet title is begun against known heirs Chester L. McDowell, Troy Ryan Gaddy, Dina Sue Gaddy, and Kathi Phelps-Keller and the unknown heirs of Alice E. McDowell, Virginia Sue Gaddy, and Curtis Keller, in the Circuit Court of Miller County, Missouri. This action was brought by Lahontan, LLC, a Missouri limited liability company. Lahontan, LLC's purpose in filing this action is to acquire a declaration that Lahontan, LLC is the fee simple owner of the following property located in Miller County, Missouri:
All of the tract shown as the "Boat Ramp and Boat Trailer Parking Area" on the record plat of MCDOWELL COVE, Miller County, Missouri, more particularly described as follows: Beginning at the Northeast Corner of Lot 14 of said MCDOWELL COVE; thence South 87 20 10 East, 83.70 feet along the South right of way of Riviera Road to its intersection with the westerly right of way of Benton Road; thence South 43 49 50 East, 100.00 feet, and South 21 15 20 East, 58.86 feet, all along said westerly right of way to the northeast corner of Lot 13 of said MCDOWELL COVE; thence North 87 20 10 West, 130.10 feet along the North line of said Lot 13 to the northeast corner of Lot 12 of said MCDOWELL COVE; thence continuing North 87 20 10 West, 50.00 feet, and, South 57 47 00 West, 27.08 feet, all along the northerly line of said Lot 12 to the northeast corner of Lot 11 of said MCDOWELL COVER; thence South 52 09 00 West, 75.32 feet along the northerly line of said Lot 11 to the easterly line of Lot 10 of said MCDOWELL COVE; thence North 23 50 30 West, 30.13 feet along said easterly line to the northeast corner of said Lot 10%; thence North 53 00 10 East, 121.15 feet to the southeast corner of the aforesaid Lot 14; thence North 1 39 50 East, 84.30 feet along the East line of said Lot 14 to the point of beginning. Above described tract contains 0.47 acre, more or less, per plat of survey J-6256, dated June 25, 2025, by CM Archer Group, P.C.

Unless you file an answer, other responsive pleading, or appear and defend against plaintiff's quiet title petition within forty-five days after the date of the first publication below, judgment will be entered against you, and the Court will grant the relief requested by Lahontan, LLC.
This notice shall be published at least once each week for four consecutive weeks on the same day of each week in The Advertiser, a newspaper which is distributed throughout Miller County, Missouri. First publication of this Notice will occur on June 10, 2026.
