FY25 Competitive Demolition

Project Combined Notice of

Finding of No Significant Impact

(FONSI) and Notice of Intent to

Request Release of Funds

(NOI/RROF)

The City of Lake Ozark, Missouri, hereby gives notice that it has completed an Environmental Review for the FY25 Competitive Demolition Project, funded in part by a Missouri Community Development Block Grant (CDBG) from the Missouri Department of Economic

Development (Project #2024-DM-10-RC).

Project Description: The project involves the demolition of approximately 23–30 dilapidated and blighted residential, commercial, and accessory structures located primarily along Bagnell Dam Blvd, Ballenger Rd, Carls Dr, Thornsberry Rd, and School Rd in the Bagnell Dam Strip / Thornsberry Beach area of Lake Ozark. The purpose is to eliminate public safety hazards, remove blight, improve community appearance, and facilitate future economic redevelopment.

Historic Property Note: One of the structures to be demolished is the former Shoreland Motel (1172 Bagnell Dam Boulevard). This property has automobile-centric historical significance associated with mid-20th century tourism development along the historic Bagnell Dam Strip. Due to advanced structural deterioration and loss of historic integrity, the City has determined that demolition is necessary. The Missouri State Historic Preservation Office (SHPO) has been consulted, and the City is proceeding with a Memorandum of

Agreement (MOA) to document and mitigate the adverse effect, including preservation of the motel’s refurbished neon sign.

Finding of No Significant Impact (FONSI): The City of Lake Ozark has determined that the proposed project will have no significant impact on the human environment. A Finding of No Significant Impact (FONSI) has been prepared and is available for public review.

Intent to Request Release of Funds: The City of Lake Ozark intends to request the release of CDBG funds from the Missouri Department of Economic Development for the above-named project.

Public Comment Period: This is a Combined Notice. Comments on the Environmental Review Record, the FONSI, and/or the request for release of funds must be submitted in writing no later than June 25, 2026.
