The State of Missouri to Defendants, Defendants, Eric Christopher Opie and John Doe:
You are hereby notified that an action has been commenced against you in the Circuit Court for Miller County, State of Missouri, the object and general nature of which is to foreclose the property secured by a deed of trust dated May 26, 2023 and to Quiet Title as to the property secured by said deed of trust, and which action affects the following described property to wit:
A PARCEL OF LAND IN SECTION 3, TOWNSHIP 41, RANGE 15, BEGINNING AT A POINT 150 FEET EAST OF THE NORTHEAST CORNER OF LOT ONE (1) OF J.J. PITCHFORD'S ADDITION TO THE CITY OF ELDON; THENCE EAST ONE HUNDRED (100) FEET; THENCE SOUTH ONE HUNDRED AND FIVE (105) FEET, MORE OR LESS, TO THE RIGHT-OF-WAY OF THE ST. LOUIS, KANSAS CITY AND COLORADO RAILROAD; THENCE IN A SOUTHWESTERLY DIRECTION ALONG SAID RIGHT-OF-WAY TO A POINT SOUTH OF THE STARTING POINT; THENCE NORTH 137 FEET AND 3 INCHES, MORE OR LESS, TO THE PLACE OF BEGINNING. BEING A PIECE OF GROUND 100 FEET IN WIDTH EAST AND WEST IN THE NORTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 3, TOWNSHIP 41, RANGE 15 LYING NORTH OF THE RIGHT-OF-WAY OF THE ST. LOUIS, KANSAS CITY AND COLORADO RAILROAD IN THE CITY OF ELDON, MISSOURI.
SUBJECT TO ALL RESTRICTIONS, RESERVATIONS, CONDITIONS, EASEMENTS AND EXCEPTIONS OF RECORD.
The names of all parties to said action are stated above in the caption hereof and the name and address of the attorney for the Plaintiff is Saad Malik and/or Cynthia M. Kern Melone, Millsap & Singer, LLC, 612 Spirit Dr., St. Louis, MO 63005, (636) 537-0110.
You are further notified that, unless you file an answer or other pleading or shall otherwise appear and defend against the aforesaid petition within forty-five (45) days after the 9th day of July, 2026 judgment by default will be rendered against you.
