NOTICE OF TRUSTEE'S SALE BY SUCCESSOR TRUSTEE

WHEREAS, Hugh Oliver Mills, III and Brooke Danielle Mills, husband and wife, by their deed of trust dated the 20th day of August, 2010 and recorded August 24, 2010 at 8:24 A.M., in the Recorder's Office of Miller County, Missouri in Document No. 2010-3743, conveyed to the trustee therein named the real estate in Miller County, Missouri, described as follows, to-wit:

TRACT I

All of the Southwest Quarter (SW1/4) of the Northwest Quarter (NW1/4) of the Southwest Quarter (SW1/4) and all of the Northwest Quarter (NW1/4) of the Southwest Quarter (SW1/4) of the Southwest Quarter (SW1/4) of Section Twenty-Three (23), Township Thirty-Nine North (39), Range Twelve West (12W) of the 5th Principal Meridian, Miller County, Missouri.

TRACT II

All of the South Half of the Southwest Quarter of the Southwest Quarter and all of the Northeast Quarter of the Southwest Quarter of the Southwest Quarter and all of the Southeast Quarter of the Northwest Quarter of the Southwest Quarter of Section 23, Township 39 North, Range 12 West of Fifth Principal Meridian. EXCEPT a tract of land being all of the South Half of the Southwest Quarter of the Southwest Quarter of Section 23, Township 39 North, Range 12 West, Miller County, Missouri and being more particularly described as follows: Beginning at the Southwest corner of said Section 23; thence North 00 degrees 54 minutes 15 seconds East, 657.10 feet to the Northwest corner of the said South Half of the Southwest Quarter of the Southwest Quarter; thence South 88 degrees 21 minutes 18 seconds East, 1325.82 feet to an iron pin at the Northeast corner of the said South Half; thence South 00 degrees 48 minutes 52 seconds West, 658.08 feet to an iron pin at the Southeast corner of the said South Half; thence North 88 degrees 18 minutes 47 seconds West, 1326.87 feet to the Point of Beginning.

which conveyance was made, In Trust, to secure the payment of a certain promissory note described in said Deed of Trust; And

WHEREAS, the undersigned has been appointed as successor trustee by an instrument which is duly acknowledged and is recorded in the Recorder's Office of Miller County, Missouri; And

WHEREAS, default has been made and still continues in the payment of the said promissory note secured by the said Deed of Trust;

NOW THEREFORE, at the request of the legal holder of said promissory note, and in accordance with the provisions of said Deed of Trust, I, the undersigned Bruce B. Warren, acting as successor Trustee, pursuant to the powers given to me by the said Deed of Trust and by the said appointment as successor Trustee, will sell the property and real estate above described at public vendue, to the highest bidder for cash, at the FRONT door of the County Court House of Miller County, in Tuscumbia, Missouri, on Friday, the 27th day of September 2024, between the hours of nine o'clock A.M. and five o'clock P.M., to-wit: at 1:00 P.M., for the purpose of satisfying said indebtedness and the costs of executing this trust.
