Default having been made in the payment of the Note secured by a Deed of Trust executed by Ashton R. Berlener and Brian Berlener, wife and husband, dated February 1, 2024, and recorded February 7, 2024, as Document No. 202400455, in Book 2024 at Page 455, of the Office of the Recorder of Deeds of Miller County, Missouri, conveying to John E. Curran, Trustee, the following described property situated in the County of Miller, State of Missouri, to wit:
Commencing at the Southwest Corner of the West half of the Southwest Quarter of Section 1, in Township 42, of Range 15 West of the Fifth Principal Meridian, Miller County, Missouri, thence run North 281 feet along the West line of the said Southwest Quarter of Section 1; thence run East 774 feet along a line parallel to the South line of said Quarter Section 774 feet; thence run South 281 feet to the South line of said Quarter Section; thence run West 774 feet to the point of beginning.
Subject to an easement 25 feet in width for ingress and egress reserved to Grantor over the existing private drive.
Subject to all restrictions, reservations, conditions, exceptions, and easements of record and to any roadways or power lines whether of record or not.
Having been appointed Successor Trustee under the terms of the Deed of Trust, CVDL Real Estate Services, LLC, will at the request of the legal holder of said note, sell the above-described property at public vendue to the highest bidder for cash at the front door of the Miller County Courthouse in the City of Tuscumbia, Missouri, on Friday, November 15, 2024, at 1:00 p.m., to satisfy said indebtedness and the cost of executing this Trust.
