Public Hearing

To Whom It May Concern and to all persons interested:

Notice is hereby given that at 5:30 p.m. on October 10th, 2024, the Planning and Zoning Commission, Public Works Building, 1001 Highway Y Eldon, MO 65026 will consider a Lot Combination Application.

CASE NO. P&Z 06-2024 Lot Combination for the property to which the application applies to is legally described and generally located as follows: 611 and 615 N Bus 54 Hwy and 1015 Jay Street.

APPLICANT: Missouri Industrial LLC

Legal: A consolidation of multiple tracts of land and three lots lying entirely in the southwest quarter of the northeast quarter of section 34, township 42 north range 15 west in the City of Eldon and Miller County, Missouri and more particularly described as follows:

Commencing from the northeast corner of said section 34, along the quarter quarter section line North 89 degrees 29 minutes 34 seconds east a distance of 273.35 feet to an iron pin on the southeasterly right-of-way of business route 54 and the POINT OF BEGINNING, thence continuing along said quarter quarter section line north 89 degrees 29 minutes 34 seconds east a distance of 124.15 feet to a point on the northern line of a ten foot wide easement recorded in said El Donna Subdivision, said easement is to be abandoned with the recording of this consolidation survey, thence continuing along said quarter quarter section line and northern easement line north 89 degrees 29 minutes 34 seconds east a distance of 115 feet to an iron pin at the westerly right-of-way of Isabelle Drive, thence departing said quarter quarter section line and northerly easement line and commencing along the westerly right-of-way of Isabelle Drive and the easterly lines of lots 58 and 59 of said El Donna Subdivision south 0 degrees 8 minutes 15 seconds east a distance of 216.82 feet to an iron pin at the northeast corner of lot 60 of said El Donna Subdivision, thence continuing along the westerly right-of-way of Isabelle Drive and the easterly line of said lot 60 south zero degrees 8 minutes 12 seconds east a distance of 110.01 feet to a point on the southerly line of the said ten foot easement to be abandoned, thence continuing along the westerly right-of-way of said Isabelle Drive south 0 degrees 8 minutes 12 seconds east a distance of 135.01 feet to an iron pin at the northwest corner of the intersection of said Isabelle Drive and Jay Street, thence departing said westerly right-of-way of said Isabelle Drive and commencing along the northerly right-of-way of said Jay Street south 89 degrees 45 minutes 10 seconds west a distance of 115.72 feet to an iron pin on the northerly right-of-way of said Jay Street, thence continue on said northerly right-of-way south 89 degrees 16 minutes 0 seconds west a distance of 128.92 feet to an iron pin on the said northerly right-of-way, thence departing said northerly right-of-way and commencing north 12 degrees 25 minutes 50 seconds west a distance of 153.5 feet to an iron pin, thence north 12 degrees 25 minutes 50 seconds west a distance of 216.25 feet returning to the said southeasterly right-of-way of business route 54, thence commencing along said right-of-way north 39 degrees 48 minutes 0 seconds east (record bearing north 37 degrees 40 minutes 0 seconds east) a distance of 131.19 returning to an iron pin at the POINT OF BEGINNING.
