NOTICE OF TRUSTEE'S SALE
Default having been made in the payment of principal and interest now due as provided by the note secured by the Deed of Trust executed by Lake Area Signature Homes LLC, a Missouri limited liability company, dated November 22, 2021, recorded in Deed of Trust Book 2021 at Page 6443 in the office of the Recorder of Deeds of Miller County, Missouri, at Tuscumbia, Missouri, conveying to Duane Schreimann, Trustee, the following described property situated in the County of Miller, State of Missouri, to wit:
Tract I:
All of Lots Five (5) and Six (6) and the West 30 feet of Lot 13 in Block 3 in Thornsberry's Beach, a subdivision of part of Lot Two (2) of the Southwest Quarter of Section 19, Township 40 North, Range 15 West of the Fifth Principal Meridian, as shown by the recorded plat thereof in Plat Book No. 1 at Page 69 in the Office of the Recorder of Deeds of Miller County, Missouri.
SAVE AND EXCEPT a part of Lots Five (5) and Thirteen (13) described as follows: Beginning at the Northeast corner of the West 30 feet of said Lot 13; thence in a Southwesterly direction, in a direct line, along the Southerly boundary line of a tract of land conveyed by Leonard Phillips to Clyde R. Robinson and Pebble W. Robinson, husband and wife, by a Warranty Deed dated March 1, 1972, recorded in Deed Book 129 at Page 523 in the Miller County Recorder's Office, to the Westerly line of said Lot 5; thence in a Southerly direction along the Westerly line of said Lot 5 a distance of 8 feet; thence in a Northeasterly direction in a direct line, to the point of beginning;
ALSO SAVE AND EXCEPT a part of said Lot 6 more particularly described as follows: Beginning at an iron pipe on the Southeast corner of said Lot 6 and running West along the Southerly lot line of said Lot 6 a distance of 99.2 feet (plat = 100 feet) to an iron pin on the Easterly right of way of High Drive; thence departing said right of way North 84 degrees 13 minutes East across said Lot 6 a distance of 98.4 feet to a point of the Easterly lot line; thence South 7 degrees 25 minutes East along said Easterly lot line of Lot 6 a distance of 10.0 feet to the point of beginning.

The West 30 feet of Lot 14 in Block 3 of Thornsberry's Beach Subdivision, except a part thereof described as follows: Beginning at the Southwest corner of said Lot 14; thence East along the South boundary of said lot 30.25 feet; thence North 7 degrees 25 minutes West 13.1 feet; thence South 84 degrees 13 minutes West a distance of 30.05 feet to the West boundary of said Lot 14; thence South along and with said West boundary of said Lot 14 to the point of beginning.
Tract II:
That part of Lots 6, 7, 14 and 15 as located in Block No. 3 of Thornsberry's Beach, a subdivision as recorded in Plat Book 1 at Page 69, Miller County, Missouri, and being more particularly described as follows: Beginning at an iron pin on the Southwest corner of said Lot 6 and running North 84 degrees 13 minutes East across said Lot 6 a distance of 98.4 feet to an iron spike on the Easterly lot line; thence continue North 84 degrees 13 minutes East into Lot 14 a distance of 30.05 feet to an iron pin; thence South 23 degrees 54 minutes West 58.0 feet to an iron pin on the Easterly Lot line of Lot 7 as located 10 feet from the Southeast corner of said Lot 7; thence South 84 degrees 13 minutes West 98.6 feet to an iron pin on the Southwest corner of the said Lot 7; thence North 7 degrees 03 minutes West (record plat = North 7 degrees 25 minutes West) along the Easterly right-of-way of High Drive, a 30 feet wide street, a distance of 50.44 feet, returning to the point of beginning.
The basis of bearings for the above description is the lot line between Lot 6 and Lot 7, Block No. 3, Thornsberry's Beach, being an East-West line.
At the request of the legal holder of said note, I, Duane Schreimann, Trustee, will sell the above-described property at public vendue to the highest bidder for cash at the front door of the Miller County Courthouse in the City of Tuscumbia, Missouri, on Monday, October 30, 2023, at 1:00 p.m., to satisfy said indebtedness and the cost of executing this trust.
