Default having been made in the payment of the note described in and secured by Deed of Trust dated July 13, 2020, executed by David L. Carson, a single man, and recorded in the Office of the Recorder of Deeds of Miller County, Missouri, on July 16, 2020 at 9:32 A.M., in Deed of Trust
Instr#: 202003177 Book 2020, Page 3177, and conveying to the undersigned trustee the following described property in Miller County, Missouri, to-wit:

A parcel of land beginning at the Southeast corner of the Southwest quarter of the Southwest quarter of Section 19, Township 39 North, Range 12 West of 5t P.M.,; thence South 2.26 chains to a limestone rock; thence North 58° 30' West to a point 215 feet East of the center of the Old Iberia and Vienna Road; thence in a Northeasterly direction about 3.80 chains to a point 173 feet East of said road; thence South 58° 30' East to a point 4.25 chains East of the place of beginning; thence West 4.25 chains to the place of beginning; and being from the South half of the Southwest quarter of Section 19 and the Northwest quarter of the Northwest quarter of Section 30, Township 39 North, Range 12 West of 5th P.M.

ALSO the Northerly 70 feet off of a parcel of land in the Southwest quarter of the Southwest quarter of Section 19, Township 39 North, Range 12 West of 5th P.M., heretofore conveyed to Charles E. Cross by Cora E. Short, Administratrix of the Estate of Chas. O. Short, deceased, by deed dated December 28, 1938, recorded in the Recorder's Office of said County in Deed Book 69, Page 578, the parcel 70 feet wide herein conveyed being more particularly described as follows: Beginning at the Northwest corner of said parcel described in said deed (which corner is also the Northwest corner of the 5 acre parcel described in Deed Book 29, Page 16): thence Southeasterly 173 feet to the Northeast corner of said parcel; thence southwest along and with the line of said parcel 70 feet; thence Northwest parallel with the Northerly line of said parcel to the center of the Old Iberia and Brays Mill Road; thence North along and with the West line of said parcel to the place of beginning; save and except a strip off of the West side of said parcel heretofore conveyed to the State of Missouri for right-of-way purposes for Supplementary State Highway Route "B".

EXCEPT that part of the South half of Lots 1 and 2 of the Southwest quarter of Section 19, Township 39 North, Range 12 West of the 5th P.M. described as follows: Beginning at the Southwest corner of Lot 1of the Southwest quarter of said Section 19; thence South 88° 02' 54" East 280.74 feet along the South line of said Lot 1 of the Southwest quarter; thence North 58° 41' 03" West 201.2 feet: thence North 58° 15' 10" West 149.8 feet; thence North 58° 30 00" West 100.0 feet; thence South 22° 18' 00" West 235.37 feet to the South line of Lot 2 of the Southwest quarter of said Section 19; thence South 87° 32' 08" East 193.45 feet along the South line of said Lot 2 of the Southwest quarter to the point of beginning; containing 1.21 acres, more or less. Description per survey (C-5397R) made by Carmack Surveying, Inc. under date of September 8, 2003. Subject to easements of record and subject to any existing roads and utilities.

at the request of the legal holder of said note and in accordance with the provisions of said Deed of Trust, the undersigned trustee will on Friday, the 7th day of April, 2023, between the hours of 9:00 o'clock A.M. and 5:00 o'clock P.M.,

to-wit: at 1:00 P.M., sell said property at public vendue to the highest bidder for cash at the FRONT door of the County Court House in the City of Tuscumbia, Miller County, Missouri, to satisfy said note and costs.
