Default having been made in the payment of the note described in and secured by Deed of Trust dated January 30, 2023, executed by Leroy Owens and Brenda Owens as husband and wife, and recorded in the Office of the Recorder of Deeds of Miller County, Missouri, on February 6, 2023, in Deed of Trust Book 2023, Page 486 and in Instrument No. 202300486, and conveying to the undersigned trustee the following described property in Miller County, Missouri, to-wit:
A tract of land situated in and being a part of the East half of the Northeast quarter of the Northwest quarter of Section 26, Township 39 North, Range 12 West, Miller County, being more particularly described as follows: Commencing at the North quarter corner of Section 26, Township 39 North, Range 12 West; thence South 29° 05' 28" West 903.25 feet to the centerline of County Road BB-6 for the POINT OF BEGINNING; thence along said centerline along the following courses: thence along a curve to the left, 92.60 feet, having a radius of 112.97 feet and the deflection angle being 49° 38’ 49"; thence South 08° 35' 51" West 47.99 feet: thence along a curve to
the left, 178.58 feet, the radius being 618.68 feet and the deflection angle being 16° 32' 19”; thence South 07° 56' 28" East 78.45 feet to the intersection with County Road 42-56; thence leaving said centerline of County Road BB-6, along the centerline of County Road 42-56 along the following courses: North 57° 17' 18" West 151.78 feet; thence North 51° 16' 20" West 23.67 feet; thence leaving said centerline, North 03° 58' 06" West along an existing property line fence 252.89 feet; thence North 85° 17' 49" East along said fence line 98.03 feet; thence North 78° 41' 00" East along said fence line, 113.38 feet to the POINT OF BEGINNING.
at the request of the legal holder of said note and in accordance with the provisions of said Deed of Trust, the undersigned trustee will on Friday, the 28th day of November, 2025, between the hours of 9:00 o'clock A.M. and 5:00 o'clock P.M., to-wit: at l:00 P.M., sell said property at public vendue to the highest bidder for cash at the Front
door of the County Court House in the City of Tuscumbia, Miller County, Missouri, to satisfy said note and costs.
