For default in the payment of principal and interest now past due on a certain promissory note dated June 28, 2024, and secured by a deed of trust dated June 28, 2024, signed by Jedidiah D. White-
Mathany, Member of Mathany Family Vineyards, LLC and Jackie Ann Faiferlick Mathany, Member of Mathany Family Vineyards, LLC, and recorded on July 3, 2024, in Book 2024 at Page 2407, in the Office of the Recorder of Deeds for Miller County, Missouri, Lee J. Viorel, III will, at the request of the legal holder thereof, on Friday, the 3rd day of April, 2026, between the hours of 9 o’clock a.m. and 5 o’clock p.m., specifically at 1 o’clock p.m. at the South Door of the Miller County Courthouse, located at 2001 Highway 52, in the City of Tuscumbia, Missouri, sell at public vendue to the highest bidder for cash, the property in the deed of trust described as:
TRACT 1:
All of lots 1, 2, 3, and 4 of
MATHANY CRU SUBDIVISION, a subdivision in Miller County, Missouri, according to the final plat thereof filed for record at Plat Book A, page 912, Miller County Recorder’s Office.
TRACT II:
All of the West half of Lots 1, 2 and 3 of the Northwest quarter of Section 1, Township 39 North, Range 15 West.
ALSO, all of the East half of Lot 2 of the Northeast quarter of Section 2, Township 39 North, Range 15 West.
SAVE AND EXCEPT all that part of the West half of Lot 1 of the Northwest quarter in Section 1, lying South and West of the following described conditional line: From the Southwest corner of the West half of Lot 1 of the Northwest quarter, run South 45 degrees 02 minutes East 84.8 feet; thence North 89 degrees 56 minutes East 161.0 feet; thence North 83 degrees 25 minutes East 344.9 feet for the point of beginning of said Conditional line; thence North 56 degrees 19 minutes East 425.0 feet; thence South 40 degrees 50 minutes East 558.6 feet for the termination of the above described conditional line.
