Default having been made in the payment of certain monthly installments on a Note described in and secured by Deed of Trust executed by Jason Flippin, a single person, dated July 22, 2022, and recorded July 25, 2022, in Book 2022, Page 3637 as Instrument No. 202203637, in the Office of the Recorder of Deeds for the County of Miller, State of Missouri; the undersigned Successor Trustee, at the request of the legal holder of said Note, who has elected to declare the entire indebtedness due and payable, will on April 29, 2025, at 1:00 pm, at the South Front Door of the Miller County Courthouse, 2001 Highway 52, in Tuscumbia, Missouri sell at public vendue to the highest bidder for cash, the following real estate described in said Deed of Trust and situated in the County of Miller, State of Missouri, to wit;

TRACT I:

A parcel of land in the Southeast Quarter of the Southwest Quarter of Section 32, Township 42 North, Range 15 West of the 5th Principal Meridian, described as follows: Commencing at the Southwest corner of Section 32, Township 42 North, Range 15 West, run North 89 degrees 43 minutes 14 seconds East 1307.32 feet, to the Southwest corner of the East Half of the Southwest Quarter of Section 32, Township 42 North, Range 15 West; thence run North 1 degree 19 minutes 55 seconds East along the West line of said East Half 44.97 feet to a point on the North right of way line of Missouri State Highway Route Y; thence run North 89 degrees 24 minutes 58 seconds East along said North right of way line 877.12 feet; thence leaving said North right of way line of Missouri State Highway Route Y and run North 1 degree 19 minutes 55 seconds East along the West line of a joint use road 20 feet in width a distance of 639.5 feet to the Northeast corner of the land conveyed to William A. Laughlin and Paulissa C. Laughlin by the Warranty Deed recorded in Deed Book 288, page 212 in the Office of the Miller County Recorder; thence continue North 1 degree 19 minutes 55 seconds East 20 feet to the North line of said Joint use road 20 feet in width and the real POINT OF BEGINNING of the tract herein and hereby conveyed; thence continue North 86 degrees 43 minutes 47 seconds West, 160 feet; thence North 1 degree 19 minutes 55 seconds East, 165.45 feet; thence South 86 degrees 43 minutes 47 seconds East, 160 feet; thence South 1 degree 19 minutes 55 seconds West 165.45 feet to the point of beginning.

 

TRACT II:

A tract of land lying in the East Half of the Southwest Quarter of Section 32, Township 42 North, Range 15 West in Miller County, Missouri, and being a part of the tract of land conveyed to Robert D. and Terrah L. Reeves by deed recorded in Book 462, at page 707 in the Office of Miller County Recorder, more particularly described by metes and bounds as follows:

Commencing at the Southwest corner of said Section 32; thence North 89 degrees 43 minutes 14 seconds East along the Township line 2202.24 feet; thence leaving said Township line, North 01 degree 18 minutes 25 seconds East 49.92 feet to the Northerly right of way line of Missouri State Highway Route Y; thence South 89 degrees 24 minutes 58 seconds West along said Northerly right of way line, 20.01 feet; thence leaving said Northerly right of way line; North 01 degree 16 minutes 40 seconds East 823.76 feet to a found iron pin which marks the Northeast corner of a tract of land conveyed to Anthony C. and Marcia K. Hutchinson by the deed recorded in Book 377, at page 312 in said Office of the Miller County Recorder and which is common to the Southeast corner of said Reeves tract for the Point of Beginning of the tract of land herein and hereby described; thence North 86 degrees 47 minutes 02 seconds West (deed = North 86 degrees 46 minutes 44 seconds West) along the North line of said Hutchinson tract which is common to the South line of said Reeves tract a distance of 160.00 feet to a set iron pin which marks the Northwest corner of said Hutchinson tract and which is common to the Northeast corner of a tract of land also conveyed to Robert D. and Terrah L. Reeves by the deed recorded in Book 401, at page 971 in said Office of the Miller County Recorder; thence leaving said common line, run North 01 degree 16 minutes 40 seconds East 470.00 feet to a set iron pin at the intersection of the North line of said first mentioned Reeves tract; thence South 86 degrees 47 minutes 02 seconds East (deed = South 86 degrees 46 minutes 44 seconds East) along said North line a distance of 160.00 feet to a found iron pin which marks the Northeast corner of said first mentioned Reeves tract; thence South 01 degree 16 minutes 40 seconds West along the East line of said first mentioned Reeves tract a distance of 470.00 feet to the Point of Beginning.

 

Together with all improvements thereon known and numbered as 18 Chippewa Dr, Eldon, Missouri 65026 for the purpose of satisfying said indebtedness, the costs of executing this trust, and the present taxes, if any, due and paid by the holder.
