Public Hearing

To Whom It May Concern and to all persons interested:

Notice is hereby given that at 5:30 p.m. on May 22nd, 2023, the Planning and Zoning Commission, Public Works Building, 1000 Highway Y Eldon, MO 65026 will consider Lot Split Application.

CASE NO. P&Z 12-2023 Lot Split for the properties to which the application applies to is legally described and generally located as follows: S. Grand and 6th St. and 7th St.

Block 16

A tract of land being Lots 1, 2, 3, 4, 5, and 6 and a part of a vacated alley of Block 16 of the Original Town of Eldon, MO as recorded in the Records of Miller County, MO, said tract being described by deeds recorded by Document Number 2022-0892 and Document Number 2022-2951 in said Records, said tract being more particularly described as follows:

Beginning at a ½ inch rebar marking the Southwesterly Corner of Lot 4 of Block 16 of the Original Town of Eldon, Missouri, as recorded in the Records of Miller County, Missouri; thence N 02° 55’ 43” E along the Westerly Line of said Block 16 and the Easterly line of South Chestnut Street 199.98 feet to a ½ inch rebar; thence leaving said Westerly Line of Block 4 and said Easterly Line of South Chestnut Street S 87° 43’23” E along the Northerly Line of said Block 16 and the Southerly Line of West 5th Street, 339.91 feet to a ½ inch rebar; thence leaving said Northerly Line of Block 16 and said Southerly Line of West 5th Street S 02° 52’ 43” W, along the Easterly Line of said Block 16 and the Westerly Line of Grand Avenue 99.97 feet to a ½ inch rebar; thence leaving said Easterly Line of said Block 16 and the Westerly Line of Grand Avenue N 87° 43’ 35” W along the line common to Lot 6 and Lot 7 of said Block 16, 140.00 feet to a ½ inch rebar in the Centerline of a vacated alley; thence leaving said line common to Lot 6 and Lot 7, S 02° 54’ 12” W along said Centerline 99.98 feet to a ½ inch rebar, thence leaving said Centerline N 87° 43’ 47” W along the Southerly Line of Said Block 16 and the Northerly Line of West 6th Street 140.94 feet to the point of beginning.

Beginning at a ½ inch rebar marking the Southwesterly Corner of Lot 4, Block 17 of the Original Town of Eldon, Missouri as recorded in the Records of Miller County, Missouri; thence N 02° 55’ 43” E along the Westerly Line of South Chestnut Street and the Westerly Line of said Block 17. 99.99 feet to a ½ inch rebar; thence leaving said Easterly Line of South Chestnut Street and said Westerly Line of Block 17, S 87° 44’ 11” E along the lines common to Lots 2 and 3 and Lots 6 and 7 of said Block 17, 280.23 feet to a ½ inch rebar; thence leaving said line common to Lots 2 and 3 and Lots 6 and 7, S 02° 52’ 43” W along the Easterly Line of Lot 7 and Lot 8 of said Block 17 and the Westerly Line of Grand Avenue 99.97 feet to a 1/2 inch rebar; thence leaving said Easterly Line of Lot 7 and Lot 8 and said Westerly Line of Grand Avenue N 87° 44’ 27” W along the Southerly Line of said Block 17 and the Northerly Line of West 7th Street, 280.32 feet to the point of beginning.
