Public Hearing

To Whom It May Concern and to all persons interested:

Notice is hereby given that at 5:30 p.m. on September 29th, 2025, the Planning and Zoning Commission, Public Works Building, 1001 Highway Y Eldon, MO 65026 will consider a Lot Combination Application.

CASE NO. P&Z 06-2025 Lot Combination for the property to which the application applies to is legally described and generally located as follows: 623 E. 5th St.

APPLICANT: Janet Morris

Legal Description: A tract of land being a part part of Lots 7 and 8, of Pitchford’s Addition to Eldon, Section 3, Township 41 North, Range 15 West, and being part of the lands described by deed in Document Number 2025-1950 in the Office of the Recorder, Miller County, Missouri, and being more particularly described by metes and bounds as follows:

BEGINNING at a ½ inch rebar on the Northerly right of way of 5th Street, and marking the Southeast corner of Lot 10C of said Pitchford’s Addition to Eldon; thence, continuing along said right of way, South 87 degrees, 13 Minutes, 55 Seconds East, 100.01 feet to a set ½ inch rebar; thence, leaving said right of way, North 2 Degrees, 27 Minutes, 43 Seconds East along the Westerly line of a tract of land described by deed in Document Number 2019-4827 in said Office of the Recorder, 126.76 feet to a set ½ inch rebar; thence, leaving said Westerly line, North 87 Degrees, 24 Minutes, 27 Seconds West along the Southerly line of tracts of land described by deeds in Book 425, Page 671, and Book 249, Page 553 in said Office of the Recorder, 100.05 feet to a set ½ inch rebar; thence, leaving said Southerly line, South 2 Degrees, 26 Minutes, 52 Seconds West along the Easterly line of tracts of land described by deeds in Document Number 2015-4036, and Document Number 204-3875 in said Office of the Recorder, 126.46 feet to the POINT OF BEGINNING.

Total Acres surveyed – 12664.65 SF or 0.29 Acres

Subject to all easements and restrictions of record.
