Notice is hereby given that at 5:30 p.m. on July 21st, 2025, the Planning and Zoning Commission, Public Works Building, 1001 Highway Y, Eldon, MO 65026, will consider a Lot Split Application.
CASE NO. P&Z 04-2025 Lot Split for the property to which the application applies to is legally described and generally located as follows: 1800 S. Bus 54 Hwy

Legal Description: A tract of land situated in and being a part of the NW 1/4 of the SE 1/4 Section 4, T 41 N, R 15 W, also being a part of lands described by Deed in Document # 2008-2839, Miller County, Missouri and being more particularly described as follows:
Commencing at the NE Corner of the NW 1/4 of the SE 1/4 of said Section 4; thence along the East 1/4 1/4 Section Line of said Section 4, S 02° 50’ 16” W, a distance of 1031.56 feet; thence leaving said East Line N 88° 24’ 26” W along the South line of lands titled to Holder recorded in Document # 2012-4616 and Ferrel Gas, Inc. recorded in Book 236, Page 579, a distance of 522.35 feet to a Set 1/2 inch rebar, said point being the POINT OF BEGINNING; thence continuing N 88° 24’ 26” W, a distance of 158.37 feet to a Set 1/2 inch rebar; thence N 87° 56’ 29” W, a distance of 98.63 feet to a 5/8 inch rebar on the Easterly Right of Way of US Highway 52; thence leaving said South lines and following said Right of Way S 26° 54’ 07” W, a distance of 91.00 feet to a Set Nail in asphalt; thence leaving said Right of Way S 88° 12’ 57” E, a distance of 272.00 feet to a Set Nail in asphalt; thence N 17° 46’ 22” E, a distance of 85.77 feet to the POINT OF BEGINNING.
